What is overlay?

Overlaying as the term suggests, is laying a new layer of materials on top of your existing floor or wall tiles.

Why overlay?

For a new unit or BTO, some owners might not like the wall or floor tiles that the HDB/developer has done. Furthermore, you are not allowed to hack bathroom, kitchen wall and floor tiles 3 years from your TOP. So the best option is to overlay the tiles of your choice.

Benefits of overlay:

Save cost: Eliminating the cost of hacking which can be quite a significant money saver.

Shorter timeframe: Overlaying means you skip the hacking, cement screeding and application of water membrane (for kitchen and bathroom) which usually takes a couple of days.

Things to note before overlaying:

Before you can start to lay a new layer of flooring, do check if your existing tile is old or hollow. How can you do so? Use a coin and tap on the tiles and listen and feel for a hollow sound. This is vital as hollow tiles might lead to the popping of tiles and will definitely affect your new flooring.

When overlaying existing wooden flooring, do check if your existing wooden flooring has any raised edges. This means that there’s moisture underneath your wooden flooring, which causes the wooden flooring to expand. Do rectify this before proceeding with the overlaying.

Issues to consider:

Doors might need to be trimmed to accommodate the new layer of flooring. If you overlay the bathroom wall and floor tiles, you might feel your bathroom is slightly smaller.

Do note that you can only overlay once, do check if the previous owners have already overlaid their flooring. The height between your floor and the bottom part of the window cannot be less than 1000mm.
