With all the different variables we have listed in our previous articles, we hope you have a better idea of how much you need and should spend and also how to keep the budget low.

We have compiled all the renovation cost from the previous articles into this article for easier reference. To give you a full breakdown of renovation cost for a new unit.



Renovation cost (Living Room):


Flooring:

As the cost of flooring work is calculated by the size of living room, the total cost of flooring work depends greatly on the tile materials. There are a wide variety of tile materials in the market and the price range is huge.

Apart from floor material, other costs you need to take into consideration are SKIRTING, LABOUR COST and RAW MATERIAL COST.



Tile feature wall:

The cost of tile feature wall depends on the length or area of the wall. So the longer and bigger your tile feature wall is, the more expensive it will be. 3 key components that contribute to the cost of tile feature wall. They are the wall materials (ceramic, natural stone etc.), labour cost and raw material cost (cement etc.)

Carpentry work:

In most renovation contract, carpentry works is often accompanied by a set of standard specification. These standard specifications are usually internal white PVC, standard laminate finish and doors with ABS trimmings among others. For requests other than the standard set of specification will increase in cost.

Carpentry works are often charged by the length, so the longer your cabinetry is, the more expensive it will cost.



Ceiling work:

The final cost of ceiling work depends on the uniqueness and complexity of the ceiling design. So the more complex the ceiling design, the more it will cost. Do give your designer an idea of how your ceiling will look like during your discussion before doing up the quotation.

Renovation cost (Kitchen):


Masonry work:

Kitchen tiles are already provided in new unit. The table below gives you an indication of how much it will cost if you decide to overlay your existing kitchen tiles.

Other masonry work in the kitchen includes kitchen cabinet base, fridge base and washing machine base. Do make sure you have enough spare kitchen floor tiles to lay on these bases.



Plumbing work:

As water piping is already laid and water point provided, the only cost for plumbing in the kitchen is the installation and connection of kitchen tap and sink.

Carpentry work:

Carpentry work usually constitute the majority of the cost in the kitchen as it is what makes the kitchen. Carpentry cost in kitchen is pretty straightforward as it charges by the length and the length of cabinet for BTO unit it’s usually around 20 feet, 10 feet of cabinet on both side.

Cabinetry hardware such as knobs and door handles are usually not included in the cost. Depending on the brand and quality of the hardware, the estimated cost for is ≈ $250 for a 20 feet of cabinet.



Countertop work:

Countertop cost is calculated by the length of your bottom cabinet. Prices vary depending on the material patterns and designs. Average length for countertop after taking fridge space and tall unit into consideration is around 15 feet.

Backsplash work:

The choice of backsplash should complement both kitchen cabinet finish and material of countertop. Matching the theme and style of the kitchen should be one of the top priority when choosing backsplash.

Renovation cost (Bedroom):


Masonry work:

Tiles and wooden flooring are the most popular flooring choice of bedroom. Huge variety of colours and designs that can complement any bedroom theme at an affordable price.

Hacking work:

Besides hacking of wall, you have to set aside an amount of roughly $300 (depending on the extent of hacking) to make good of area which is affected by hacking. These areas include existing flooring and ceiling. Make sure you have extra spare floor tiles.



Carpentry work:

To ensure minimal dead spaces and smooth design transition in the room, customizable wardrobe is highly advisable.

The cost indicated below are based on standard set of specification, extra cost might apply for additional add-ons.



Renovation cost (bathroom):


Masonry work:

For a new unit, there isn’t much work to be done in the bathroom. Unless you are intending to overlay your tiles. If your bathroom is already fitted with bathroom fitting such as the sink and toilet bowl, do set aside an amount to remove and install once the tiles are laid.

Plumbing work:

The most common plumbing work for bathroom (new unit) is water heater and bathroom accessories installation. Do check with your appointed designer for the cost of bathroom accessories installation as it varies from project to project.

Carpentry work:

Not a lot of carpentry work can be done in the bathroom, bottom and top vanity cabinet are the most common carpentry work.

Countertop work:

With bottom cabinet comes countertop. Most countertop supplier has a minimum order of 4 feet, and as most vanity cabinet in BTO unit, vanity cabinet is usually around 3 feet long or shorter. Do keep to the similar countertop type and design you are using for your kitchen cabinet to avoid additional cost.

Shower screen work:

If wall to wall shower screen is slightly out of budget or it is cumbersome to manoeuvre, you can opt for a fixed glass panel at one end attached to the wall.
